Strategic Promotion of land for Development

Securing planning consent for development is frequently a long term objective.  We advise on site potential and the best route for optimum results with subsequent submission of promotional documents including specialist reports to meet planning policy requirements.

Long term gain can be very significant warranting careful and robust submissions at the appropriate stage of the development plan progess. The Localism Bill, which was given Royal Assent in November 2011, has been introduced by the coalition as a means of handing greater power to local communities, particularly in respect of planning.
 
Local Parish councils will now have a far greater influence on planning decisions through the production of “neighbourhood plans” wherein they will be able to decide on where development should go within their local community (as long as the proposals comply with National planning policy and the strategic objectives of the local authority).
 
It is difficult to predict how this will impact local development opportunities; on the one hand it has the potential to deliver much needed development in a local area far more quickly than through the current planning system whilst, on the other, we could see development being obstructed by overly protective neighbourhoods.
